Business Brokerage

Buy a business, or sell yours quietly.

Most businesses change hands without a sign ever going up. Whether you're looking to acquire one or thinking about stepping back from the one you built, the first conversation is private and costs you nothing.

For Buyers

Buying a business in Calgary

Almost none of it is on the MLS®. Most opportunities are shared with a short list of buyers who have already signed a confidentiality agreement — because the owner's staff, customers and suppliers don't know it's for sale.

Tell Me What You're After

Industry, budget, whether you want to run it yourself or keep the manager, and how you're funding it.

Sign The NDA

One short confidentiality agreement unlocks the financials, the lease terms and the real reason the owner is selling.

Look At The Numbers

Revenue, margins, rent as a share of sales, what the owner actually takes home, and what breaks if they leave.

Sign the confidentiality agreement

Or tell me what you're looking for first — the NDA can wait until there's something specific to show you.

Publicly Listed

Businesses on the MLS® right now

The part that is public. Worth watching, but the section above is where most of the real inventory lives.

For Owners

Selling without anyone finding out

The risk in selling a business isn't price — it's the word getting out before you're ready. Staff start looking, good customers get nervous, and a competitor smells blood. Everything below is built around that not happening.

01

A Private Call

No listing, no sign, nothing in writing. Just a conversation about the business and what you want out of it.

02

An Honest Valuation

What it's realistically worth today, on what basis — and if now is the wrong time to sell, I'll tell you that instead.

03

A Quiet Buyer Search

Shared only with qualified buyers who have signed an NDA, often through Munafa VIP rather than any public listing.

04

Negotiate & Close

Offer structure, the lease assignment, training period and holdbacks — negotiated in your favour, through to closing.

What We Handle

The businesses we work with most

Restaurants & Food

Franchised and independent, turnkey or asset-only sales including equipment and leasehold.

Retail & Convenience

Storefronts, convenience and liquor, and businesses that come with the real estate.

Medical & Dental

Clinics and practices, including the lease and tenant-improvement questions that come with them.

Childcare & Daycare

Licensed centres and share sales, where the licence and staffing carry most of the value.

Salons & Services

Hair and beauty, laundromats, car washes and other owner-operated service businesses.

Trades & Industrial

Contracting and equipment-based businesses, usually as a share sale with the fleet included.

Franchise Resales

Where the franchisor has to approve the buyer — a step that catches a lot of deals late.

Business Plus Property

When you're buying the building too — two deals that have to close as one.

Worth Knowing

Questions people actually ask

Will my staff or customers find out?+
Not from me. Nothing goes public, no sign goes up, and buyers see the financials only after signing a confidentiality agreement. Most owners tell their team after the deal is firm, not before.
What's my business actually worth?+
Usually a multiple of what an owner genuinely takes home once the books are normalised, adjusted for the lease, how much the business depends on you personally, and what comparable businesses in Calgary have sold for. I'll walk you through the basis rather than just naming a number.
Do I need to own the building?+
No — most business sales are leasehold. But the lease matters enormously: remaining term, renewal options, rent escalations and whether the landlord will assign it to a new owner. That gets checked early, because a weak lease can sink an otherwise good deal.
How long does it take?+
Typically a few months from first conversation to closing, and the timeline is usually set by financing, landlord consent and franchisor approval rather than by finding a buyer.
Is it a share sale or an asset sale?+
Both happen. Asset sales are more common for smaller owner-operated businesses; share sales come up where licences, contracts or tax position make the company itself the thing worth buying. Your accountant should weigh in before you commit either way — the tax outcome differs a lot.
What does it cost me to ask?+
Nothing. The first call is a conversation, not an engagement, and there's no obligation at the end of it.

None of the above is legal, tax or accounting advice — your lawyer and accountant should review any deal before you sign.
