For Property Owners

Selling a property? Start with the number.

A home, a commercial building, or land — the first conversation is an honest read on what it's worth today and whether now is the right time. No listing agreement, no sign on the lawn, no obligation.

How It Works

Four steps, no surprises

01

A Look At The Property

What you have, what you've put into it, and what you want out of the sale.

02

An Honest Valuation

What comparable properties actually sold for — and if waiting would serve you better, I'll say so.

03

Prepare & Bring To Market

Photography, pricing strategy and exposure — or a quiet approach to selected buyers if you'd rather stay off the MLS®.

04

Negotiate & Close

Offer strategy, conditions, and the paperwork handled through to closing day.

What We Sell

Three kinds of seller

Commercial Property

Retail, office, industrial or a tenanted investment building — priced on the income it produces, not just the square footage.

Land

Development parcels and raw land, where the value sits in zoning, servicing and what a builder can actually do with it.

Your Home

Moving up, downsizing, relocating, or selling a rental. Across Calgary and the surrounding towns.

Selling a business rather than a property? That's handled separately and confidentially — see business brokerage.

Worth Knowing

Before you list

What's my property worth?+
For a home, what comparable properties in your area actually sold for recently — not what they were listed at. For commercial, it's driven by the income: rent roll, lease terms remaining, and the cap rate a buyer would accept. I'll show you the comparables rather than just naming a figure.
Can I sell without it going on the MLS®?+
Yes. Some sellers prefer a quiet approach to selected buyers — common with tenanted commercial buildings and with owners who don't want tenants or neighbours knowing. It usually means a smaller buyer pool, so we'd weigh that against the privacy you gain. Off-market opportunities often go out through Munafa VIP.
What does it cost to find out?+
Nothing. A valuation conversation is not a listing agreement, and there's no obligation at the end of it.
Should I fix things up first?+
Sometimes — but not always the things people expect. Some work returns more than it costs and some returns nothing. Worth walking through before you spend money on it.
How long will it take?+
It depends on price, property type and the market at the time. Commercial and land generally take longer than residential because the buyer pool is smaller and due diligence is heavier. I'd rather give you a realistic range up front than an optimistic one.

None of the above is legal, tax or accounting advice — your lawyer and accountant should review any sale before you sign.
