1. Who We Are

This Privacy Policy explains how Satyam Bansal, REALTOR®, of Munafa Realty, brokered by TREC — The Real Estate Company ("Munafa Realty," "we," "us," or "our") collects, uses, and protects your personal information when you use munafarealty.com (the "Site").

2. Information We Collect

When you submit a form on this Site (contact, Munafa VIP request/gate, seller intake, category alerts, general inquiries), we may collect your name, email address, phone number, and any details you choose to share about what you're looking for or offering.

3. How We Use Your Information

We use your information to respond to your inquiry, follow up about opportunities that may fit, verify identity for Munafa VIP access, and — only where you've given consent — send you email or text (SMS) updates about matching listings. We do not sell your personal information to third parties.

4. Text (SMS) Messaging

If you opt in to SMS alerts, message and data rates may apply and message frequency varies. You can reply STOP at any time to unsubscribe, or contact us directly.

5. The Client Portal

If you sign in to the client portal at munafarealty.com/portal, we create an account for you. That account holds your name and email address, a phone number if you choose to give one, whether you have agreed to receive text messages, the properties Satyam has shared with you, which of them you have saved, and any messages you send or receive about them. We also keep a record of when you accepted these terms, including the date and the version accepted, because we are required to be able to show it.

Signing in uses a link and a code sent to your email address, or a password if you set one, or your Google account if you choose that option. Passwords are stored only as a salted cryptographic hash and cannot be read by us or recovered. Sign-in links and codes expire after fifteen minutes and work once. You stay signed in on that device until you sign out, for up to 400 days after your last visit.

If you sign in with Google, Google is told that you are signing in to this site and returns your name, email address and whether that address is verified. We receive nothing else from your Google account, and Google’s own privacy policy governs what it does with that request.

Which shared properties you open and view on the Site is described under “Our own activity record” in section 7.

Activity in the portal — signing in, a property being shared with you, saving one, or sending a message — is recorded against your contact record in our customer relationship management system so that Satyam can see it alongside the rest of your conversation with him. Portal messages are business records and are retained as required of a real estate brokerage in Alberta.

You can ask us to close your portal account and delete what it holds at any time using the contact details below. Closing it does not remove records we are required by law or by our brokerage’s obligations to keep.

6. Where Your Information Is Stored

Form submissions are routed to our customer relationship management (CRM) system to help us follow up efficiently. We take reasonable steps to keep this information secure, but no method of transmission or storage is 100% secure.

7. Cookies, Local Storage & Website Analytics

This Site uses your browser's local storage to remember your preferences (such as saved favorites on the Munafa VIP page) on your own device.

What we use, and why

We use a few analytics tools to understand which pages and listings people find useful, where our visitors come from, and whether our advertising works. We use what we learn to improve the Site and decide which properties to feature.

• Google Analytics 4 counts visits, the pages and listings viewed, how people found the Site (for example a search, an ad, or a link we sent), and general device and browser details. We have turned on Google's settings that remove tokens, codes, email addresses, phone numbers and names from what it receives.
• Microsoft Clarity shows us how pages are used, such as where people tap and how far they scroll, so we can fix confusing layouts. It is set to hide the text you type and, in the client portal, all text on the page.
• The Meta Pixel (Facebook and Instagram) tells us whether visitors arrived from our ads and whether they went on to view a listing or send an enquiry. It is not used on the client portal or the confidentiality agreement page. We do not send it your name, email, phone number or any financial details.
• GoHighLevel, the customer relationship management platform Munafa Realty uses, receives the details you submit through forms on this Site so we can respond and follow up with you. GoHighLevel processes this data for us as our service provider, under its own privacy terms.

Google, Microsoft and Meta handle the data they receive under their own privacy policies.

Our own activity record

We also keep a simple record of visits on our own systems: the page, the listing, the time and how long the page was open, where the visit came from, and whether the device was a phone, tablet or computer. It is linked to a random ID stored in a cookie. We do not record your IP address or location.

If you open a link that Satyam sent you, or sign in to the client portal, that record is connected to you. That lets Satyam see which properties you have looked at, so he can follow up on the ones that interest you rather than the ones that don't. If you look at the same property several times, or spend a while on it, a note may be added to your contact record so he knows to get in touch. This record stays on our systems and is never shared with Google, Microsoft or Meta.

How long we keep it

Our own activity record is deleted automatically after 14 months. We have set Google Analytics to keep data for 14 months as well. Microsoft keeps Clarity recordings for a shorter period, and Meta keeps Pixel data under its own policy.

Your choice

The first time you visit, a short notice lets you say yes or no. If you choose "No thanks", Google Analytics, Clarity, the Meta Pixel and our own activity record do not run for you on this Site, and we remember that choice for a year. We also treat a browser's Global Privacy Control setting as a "no".

8. Third-Party Property Data

MLS® property data on this Site is licensed from Pillar 9™ and served from our own systems rather than from a third-party search widget, so your searches are not passed to an outside provider. The data itself is deemed reliable but is not guaranteed accurate by Pillar 9™. Where MLS® listings are shown to you inside the client portal, we record only the MLS® number against your account and nothing else about the listing.

You can ask us to access, correct, or delete the personal information we hold about you at any time by contacting us using the details below.
