Content on this Site is provided for general informational purposes only and does not constitute real estate, legal, financial, or investment advice. You should consult your own licensed professionals before making any real estate or business decision.

3. MLS® Listing Information

Listings shown under MLS® Search on this Site are supplied by the Pillar 9™ MLS® System under an Internet Data Exchange (IDX) licence held by Satyam Bansal. Pillar 9™ is the owner of the copyright in its MLS® System. The data is deemed reliable but is not guaranteed accurate by Pillar 9™, and listings may change or be withdrawn without notice.

MLS® listing data on this Site is provided for your personal, non-commercial use only, to help you identify property you may be interested in buying or leasing. You may not copy, redistribute, retransmit, scrape or otherwise reproduce any part of it, and you may not use it for any purpose other than that personal, non-commercial one.

Listings displayed elsewhere on this Site — under Munafa Listings, on our business brokerage pages, and anywhere marked as a Munafa Realty listing — come from Munafa Realty directly and are not Pillar 9™ MLS® System data. Each listing shows its source.

Nothing in these Terms creates a representation or agency agreement between you and Munafa Realty or its brokerage, and nothing in these Terms imposes any financial obligation on you. 4. Client Portal Terms of Use

These terms apply to the password-protected client portal at munafarealty.com/portal, in addition to the rest of this page. By creating an account or signing in you agree to them.

• These Terms of Use do not create a fiduciary obligation between you and the Participating Broker. Any agency or representation relationship is established separately, in writing, in documents you would sign deliberately — not by using this portal.
• All data obtained through the portal is for your personal, non-commercial use only.
• You confirm that you have a bona fide interest in the purchase, sale or lease of real estate of the type displayed to you through the portal.
• You will not copy, redistribute or retransmit any of the data or information provided to you through the portal.
• You acknowledge Pillar 9™’s ownership of the MLS® System and the validity of its copyright in that system and its data.

These Terms of Use impose no financial obligation on you. Any fees, if they ever applied, would be set out separately and prominently and could not be accepted by a mouse click alone. Your username and password are for your use only and must not be shared. Access may be suspended if these terms are not followed, and the portal is monitored for automated collection or other unauthorised use of MLS® System data.

MLS® listing information shown inside the portal is refreshed at least every twenty-four hours and carries the name of the listing brokerage. Seller and occupant contact details, and remarks intended for cooperating brokerages only, are never shown. Addresses that a seller has directed be withheld from the internet are not displayed.

5. Munafa VIP & Off-Market Content

Munafa VIP is a by-invitation feature offering special access to select on-market and off-market opportunities. Access does not guarantee the availability, accuracy, or eventual sale of any opportunity shown, and is subject to qualification at our discretion.

6. Submitted Information

Information you submit through any form on this Site (contact, VIP request, seller intake, category alerts) is used to follow up with you regarding your inquiry and, where you've consented, to send you related updates. See our Privacy Policy for details.

7. Intellectual Property

All content on this Site — including text, graphics, logos, and the Munafa Realty brand — is owned by or licensed to Munafa Realty and may not be reproduced without permission.

8. Limitation of Liability

The Site is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Munafa Realty and its brokerage, TREC — The Real Estate Company, are not liable for any damages arising from your use of the Site or reliance on its content.

9. Governing Law

These Terms are governed by the laws of the Province of Alberta, Canada.
